Eko Atlantic, Ikoyi and Banana Island have been branded as the top-performing districts in the luxury segment in Lagos.

While Eko Atlantic emerged as the leading hub for Lagos’ luxury residential market, achieving a 59.5 percent sales growth over the past five years, 58.14 percent growth, Banana Island followed with 55.300 percent.

These are followed by Victoria Island and Oniru posted gains of 45.04 percent and 38.32 percent, respectively.

According to data analysis from Estate Intel, the performance reflected sustained demand for ultra-prime properties, limited supply, and the districts’ sophisticated infrastructure and investment-friendly environment.

The data illustrates the widening gap between ultra-prime, master-planned districts and areas with a more mixed housing stock, with scarcity, security, and lifestyle amenities driving price appreciation.

“Eko Atlantic’s appeal to high-networth investors is underpinned by its master-planned design and modern infrastructure.

“Projects in the district benefit from uninterrupted power, reliable water supply, high-speed internet, efficient drainage systems, and climate-resilient reclaimed land, providing a secure foundation for high-rise residential developments,” an analyst said.

According to the analysis, the city’s Free Zone status further enhanced investment security through streamlined regulatory approvals, tax incentives, and government-backed subleases.

Estate Intel noted that sustained demand for Eko Atlantic properties is influenced by several factors: the scarcity of ultra-prime housing, high-quality urban planning, professional facility management, and enhanced security.

These elements collectively maintain property values and attract both local and international investors.
